Introba is the sustainability consultant on the ambitious urban renewal of 110 George Street, Parramatta.

The project began as part of a design excellence competition submission with Hassell. The project will transform outdated 1980s buildings into a modern mixed-use precinct featuring two towers: a build-to-rent residential tower and a commercial office tower. Located in the heart of Parramatta, the site spans 7,097 square meters and includes 400 apartments in the residential tower and 44,000 square meters of premium office space, complemented by 2,165 square meters of retail tenancies. The design also features a neighborhood square, landscaped thoroughfares, and additional laneways to enhance public connectivity and engagement.

Sustainability is a cornerstone of the redevelopment, with a comprehensive approach covering various aspects such as energy efficiency, community integration, and innovative design solutions. The project began with a sustainability visioning workshop, engaging stakeholders to establish a shared vision focused on community, flexibility, resilience, and sustainability. Design analytics was crucial in informing energy-efficient design elements, emphasizing collaboration between architects, engineers, and cost estimators to optimize building performance and cost efficiency.

A key innovation was enhancing the façade design with high-performance thermally broken windows. This solution mitigated the need for centralized heating systems, achieving significant cost savings and improved energy efficiency. The façade design will also meet local council requirements to minimize the heat island effect surrounding the building, optimizing elements to control incoming light and heat reflection.

The redevelopment of 110 George Street exemplifies innovative sustainable design, strong interdisciplinary collaboration, and a commitment to creating a connected and resilient urban environment. In addition to revitalizing a key area in Parramatta, it sets new standards for sustainable living and working spaces in Australia.
