Introba's involvement in the 2 Trafalgar Way development marks a significant contribution to a student residential-led mixed-use scheme in Canary Wharf.

Comprising three towers of 28, 36, and 46 stories, the project provides 1,672 student beds, 80 residential apartments, and a four-story podium with 41,000 sq. ft of commercial office space. Urbanest initiated this development to create a dynamic environment akin to the successful BaseKX in St Pancras with University College London.

Introba played a crucial role in the design validation and development for Stage 4, focusing on MEP services and contributing to sustainability packages. The project targets both BREEAM Outstanding and Passivhaus certification and aspires to become the largest Passivhaus development in Europe upon completion. This ambition has led to extensive coordination efforts, especially in ventilation, airtightness details, and façade collaboration with contractors.

The challenges of this undertaking include the intricate design necessitated by the ambitious passive house standards, detailed coordination due to the constrained central London site, and the innovative approach of consolidating plant equipment at the top of one tower for acoustics and visibility reasons. The collaboration with the design team has been synergistic, leveraging retained knowledge for efficient problem-solving. Upon completion, the 2 Trafalgar Way project is poised to redefine the area, offering high-quality accommodation and commercial spaces and contributing to the community's vibrancy.
