477 Pitt Street is a 30-story commercial tower has been transformed into a modern landmark, seamlessly blending heritage and innovation.

The refurbishment involved a phased upgrade of core building systems, executed while maintaining full operational functionality. This approach overcame complex challenges to deliver a sophisticated, tech-enabled environment that attracts tenants while honoring the building's historic character.

A key feature was the removal of conventional ceilings to expose mechanical, electrical, and lighting systems, achieving a sleek, industrial aesthetic while showcasing engineering expertise. These systems, suspended on steel wire cables, create a striking floating effect. Lightweight pre-insulated sandwich panel ductwork was installed for its energy efficiency and minimalist design.

An innovative aspect of the mechanical systems was the integration of fan-assisted variable air volume (VAV) boxes, which use return air to regulate perimeter temperatures, achieving trim heating without active heat sources. This approach significantly reduces energy consumption while ensuring occupant comfort.

The surrounding precinct, rich in heritage, includes several historically significant properties. Our design revitalized the iconic AGL building and the former Presbyterian House, thoughtfully integrating their heritage features into the overall design.

A highlight of the project is the transformed ground-floor lobby, which serves as a dynamic focal point. Removing part of the Level 1 floor created a double-height space that floods the area with natural light. The lobby features a floor-to-ceiling digital screen and contemporary interior elements, balancing modern sophistication with historic charm to create a memorable arrival experience.

This refurbishment elevates the building's aesthetic and functional standards, reinforcing its position as a premier destination for tenants who value innovation and timeless design.
