AFI Zmaj West is a new Belgrade office park located on the site of the former complex of the Zmaj factory in Zemun.
Due to the complexity of the building, this shell and core project will be built in two phases.
Phase 1 consists of two building with a combined area of 30,000m2 with six floors. Primary use is commercial work space for lease, with retail and F&B on the ground floor. The buildings will be highly adaptable to cater for any future changes and new tenant requirements. This includes potential increased heating or cooling loads, increased need for fresh air and flexibility in working hours.
Phase II will include the construction of an additional three facility buildings, using the same design brief to create six floors of additional office and retail space.
Introba’s role on the project is to design the MEP services, starting from the initial stage of concept design all the way to construction documents (RIBA Stage 4). Systems applied are highly efficient, but flexible, providing low energy consumption, protection of environment, and scope for the landlord to adjust services to meet future clients’ demands.
