Department of Transportation Headquarters
The Department of Transportation Headquarters, comprised of 1.5 million ft² of office space, was the largest lease transaction in Washington, DC market history and is the first cabinet-level headquarters transaction in almost 40 years.
The Headquarters project consists of two buildings designed to house under 5,500 people and create a strong, unified cultural identity. Historically, the DOT has been a collection of individual operating administrations, all functioning separately under the same roof. The new design of the headquarters facility is intended to express the purpose and identity of the DOT and to create a stronger, more unified cultural identity while allowing for departmental growth.
Introba (formerly Integral Group) was hired by the General Services Administration (GSA) to assist in procuring a single vendor to install the BAS system for both the Base Building and Tenant systems. The team interviewed DOT personnel to determine requirements for BAS system interfaces and developed RFQ and RFP documents. These documents were used in conjunction with mechanical, electrical, and plumbing plans and specifications to solicit bids. Introba was also hired by the General Services Administration as the commissioning agent for the project, with responsibility for full system verification of all mechanical, electrical, and plumbing systems, including start-up and functional performance testing, review of operating and maintenance procedures, and documentation and oversight of all training for the facility operators.
