Introba (formerly Integral Group) worked with UPCycle’s architect and developer to develop MEP strategies that met requirements for the adaptive reuse of a warehouse building in east Austin.
The developer’s vision was to upcycle an existing unconditioned, corrugated metal warehouse building into creative office space for large floor plate tenants.
The site permitting path of the project limited the ability to change aspects of the site, including storm discharge and parking requirements. In addition, the adaptive reuse nature of the project prevented adding any equipment to the roof. Introba developed an HVAC solution that prioritized conserving ground space and excluded rooftop equipment by stacking an air-cooled chiller above an outdoor loading dock and installing a dedicated outdoor unit on the mezzanine level.
Working with the civil engineer, architect, and developer, Introba developed a stormwater management approach that worked within the limits of the site permitting process by reusing existing discharge points for new roof drains.
