Introba (formerly Integral Group) provided LEED CS 2009 consulting and administration for this core and shell office building in Sunnyvale.

The Introba consulting team worked closely with all team members to ensure they were well versed in LEED goals and requirements, providing expert advice and guiding the team toward achieving LEED Gold certification and ensuring a satisfactory, efficient, and productive process. The project received priority permitting through the City of Sunnyvale based on a commitment to meet LEED Gold +10%. This requires the project to achieve 70 total LEED points upon certification award. Introba collaborated with Vitae Architects and South Bay Construction in this Design/Build contract to identify LEED strategies and credits, manage the team effectively to achieve the LEED goal, provide rigorous quality assurance of the LEED documentation throughout, and interface with GBCI to deliver a LEED Gold project.

The biggest challenge of this project was working with a design and construction team that was less experienced with the LEED process. We brought all of our tools, tricks, and experience to the table to easily guide the team through documentation and material data management. The project was moving on a very tight schedule that included coordination with a high-profile potential tech client regarding the Tenant Design and Construction Guidelines and the City of Sunnyvale’s expectations.

In addition to LEED consulting services, Introba also provided energy modeling and commissioning services. The Introba team performed LEED v3, fundamental, enhanced, and Title 24 commissioning services for the core and shell of this building. Commissioned systems include mechanical, lighting, domestic hot water, the photovoltaic system, and irrigation.
