As the first certified Zero Net Energy manufacturing facility in New York, the project will be a state-of- the-art facility showcasing new advances in renewable energy construction, building performance testing, and energy management.

Introba provided mechanical and electrical consulting, energy modeling, and building commissioning services for the new Zero Net Energy light industrial building of Erie County. The project — codenamed “Z7+” because it seeks to exceed Zero Net Energy and envisions seven opportunities for sustainability — is designed to not only produce as much energy on-site as it uses during the year but to also exceed that amount to provide it back to the energy grid. The building will use geothermal energy, solar panels, wind turbines and specific architectural features to meet goals of a healthy work environment, low-energy use, a sustainable carbon-neutral footprint, and little to no waste.

Targeted as a transformational project for Erie County Industrial Development Agency, the new building would include 76,280 ft² of leasable space, 50,840 ft² for light manufacturing, 25,400 ft² for office, and 5,475 ft² for shared and support space.

The facility is being designed with direct input from two prospective tenants, utilizing existing structure information to inform the design & objectives of the tenant.
