Introba provided Fundamental and Enhanced commissioning services for the largest capital project in the University’s history: the 180,000sf East End expansion of the Washington University Danforth Campus.

Scope included new construction for five (5) projects with facilities consisting of offices, classrooms, lab space, and assembly areas. The project required LEED v3 Fundamental and Enhanced Commissioning services to help achieve a LEED Platinum certification for all four (4) buildings and ParkSmart certification for the garage.

The expansion included the following new facilities:

  • Anabeth and John Weil Hall (72,500sf)

  • Henry A. and Elvira H. Jubel Hall (83,000sf)

  • Gary M. Sumers Welcome Center (28,000sf)

  • The Hub Complex (16,000sf)

  • Underground Parking facility (789 parking spaces)

Commissioning services included extensive design reviews, development and execution of the Cx Plan, field observations of the means and methods of the MEP installation, functional performance testing of MEP systems, and project transfer tasks, including O&M reviews, seasonal and deferred testing, and owner training.

The project required extensive communication and coordination, having a single general contractor with four (4) project managers from Washington University, two (2) separate facilities groups, three (3) mechanical contractors, three (3) electrical contractors, two (2) plumbing contractors, and two (2) TAB firms. We effectively managed the Cx process with the complex project team dynamic through our proactive measures and transparency with the general contractor.
