The world’s first whole-life net-zero hotel Room2 in Chiswick has been shortlisted for this year’s Net Zero Initiative at the Building Engineering Services Association (BESA) National Awards. The awards are dedicated to celebrating and recognising companies and individuals who have impacted the built environment through their dedication, contribution, and hard work.

The new build hotel which opened its doors to the public in December 2021, features 86 rooms powered by solar panels and ground source heat pumps, with interior fit-outs made locally from FSC-certified timber. As MEP and Carbon consultants, Introba (formerly Elementa) helped Lamington Group write their Net Zero Buildings Specification and supported their development of a Net Zero Carbon Roadmap. It serves as a blueprint for businesses looking to build whole-life net-zero buildings with detailed pathways for carbon reductions to reach embodied and operational net zero. Lamington Group incorporated the commitments listed in the roadmap on the project with impressive end results.

Introba also carried out the following for the project:

  • Whole Life Carbon (WLC) assessment of the building (operations and construction)

  • Full TM59 energy analysis

  • Option appraisal of all design criteria to scrutinise sustainable options
